Birks Court, Walsden

 

Birks Court is a six-almshouse development in Calder Valley, created through a partnership between Calder Valley Community Land Trust (CVCLT) and John Eastwood Homes, a local almshouse charity. The site was gifted by Calderdale Council, with the project funded by John Eastwood Homes and grants from Homes England.

 

The brief called for a sustainable, long-term housing solution. CVCLT owns four of the homes, while John Eastwood Homes owns and manages the remaining two, as well as providing management services for all six. The project aimed to address pressing local housing needs while ensuring quality and sustainability.  

 

As Architect and Contract Administrator, Storah Architecture played a key role in developing this innovative housing scheme. We worked closely with drainage engineers and highways consultants to overcome site challenges, including poor soil quality and drainage limitations. These were resolved with a carefully designed Sustainable Urban Drainage system (SuDS) that releases surface water at a controlled rate of 2.5 liters per second, improving stability for parking and pedestrian areas.

 

This collaborative approach delivered functional, durable, and sustainable housing. Recognised as an innovative model for affordable housing, the project has been featured in the Housing Learning and Improvement Network (HLIN) report and the Almshouse Association’s Gazette magazine.
